The Profile of a Unique Community
In 1966 the I & S Land Company received Zoning permission to create the very first Planned Unit Development (PUD) in Mentor, Ohio. It was considered a new concept at the time. It was thought that recreational facilities and green space being jointly owned and operated by several hundred homeowners was not going to be workable. What a nice surprise! Managed through a Board of Trustees the model worked from the beginning and continues to be very successful today.
The original developer during the planning stages conceived of a "village" in which, through a sharing of the costs, a small community could own major recreational facilities and large areas of green space.
Today, our large swimming pool provides Pinegate children with a training site that equips them for competing in county -wide swim meets. Prudent expenditures by the Board of Trustees of annual dues have maintained the pool in first class condition.
Our 43 acres of green space encompassing walking trails, Evergreen lake and our other recreational facilities are the features that help distinguish this community. Many homes, although nominally on a 1/3-acre lot do in fact have large areas of green natural space behind them. Some homes have both green space and a lake as part of their backyards. Walking trails passing through many of the natural areas and along the lake help to create the feeling of a village within a thriving city. As part of the City of Mentor, residents enjoy the best of both worlds.
Our housing stock comprises a mix of 317 colonials, split-levels and a few ranches. The styles of colonials vary from New England to Western Reserve to Tudor. Some colonials and splits have side entrance garages. There is a good assortment of 3,4 and 5 bedroom units. Some of the houses have front porches and full or partial brick exteriors.
Over the years many houses have been upgraded with nice patios, screened enclosures, additional ground floor rooms and bedrooms. Many have renovated their kitchens (most popular) and installed new wood and/or ceramic tile floors.
Some very good housing values are to found in Pinegate especially considering all of the recreational facilities provided. Our green space and recreational assets, if valued on a separate commercial basis, are worth in excess of a quarter of a million dollars.
Residents can also enjoy a full calendar of social events. Resident participation in such events can often help to create friendship opportunities between residents. New residents, with children, also find it very easy to form relationships with other parents through their children's activities.
